Job Title: Property Manager

We are seeking a reliable and experienced Property Manager to oversee the day-to-day operations of our rental properties. The ideal candidate will ensure the properties are well-maintained, financially sound, and fully compliant with applicable laws and regulations. This role involves tenant management, maintenance coordination, financial oversight, and communication between tenants and property owners.

Key Responsibilities

  • Tenant Management
  • Screen and interview prospective tenants.
  • Draft, negotiate, and renew lease agreements.
  • Collect rent payments and manage security deposits.
  • Address tenant inquiries, complaints, and disputes in a timely manner.
  • Enforce occupancy policies and community rules.
  • Property Maintenance
  • Coordinate routine maintenance and emergency repairs.
  • Oversee landscaping, cleaning, pest control, and seasonal services (e.g., snow removal).
  • Conduct regular inspections to identify maintenance needs.
  • Prepare and monitor maintenance budgets and vendor contracts.
  • Financial Management
  • Collect rent and ensure timely payments to vendors and service providers.
  • Prepare and manage operating budgets and financial reports.
  • Track property expenses and optimize cost-efficiency.
  • Ensure timely payment of property taxes and insurance premiums.
  • Legal and Regulatory Compliance
  • Maintain up-to-date knowledge of local, state, and federal property laws.
  • Ensure compliance with Fair Housing regulations and landlord-tenant laws.
  • Handle eviction procedures and other legal actions as necessary.
  • Marketing and Leasing
  • Advertise vacant units through digital and traditional channels.
  • Conduct property showings and tenant walkthroughs.
  • Negotiate lease terms to attract and retain quality tenants.
  • Maintain high occupancy rates across managed properties.
  • Additional Responsibilities
  • Supervise on-site personnel such as maintenance workers and security staff.
  • Maintain strong working relationships with property owners, tenants, and service providers.
  • Respond promptly to emergencies, ensuring tenant safety and minimal property damage.

Candidate Requirements

  • Proven experience in property management or real estate operations.
  • Strong knowledge of property management software and systems.
  • Understanding of relevant property laws and tenant regulations.
  • Excellent communication, negotiation, and organizational skills.
  • Ability to manage multiple properties and prioritize tasks effectively.
  • Strong leadership skills with the ability to supervise teams and vendors.

Preferred Qualifications

  • Basic accounting and budgeting skills.
  • Fluency in English and Hindi.
